Ivan assisted developers Essential Land obtain outline planning consent for between 950 and 1050 residential units and between 2,500 and 3,000 sq m of non-residential uses comprising offices, retail, restaurant and community and leisure uses.
The site comprises two parcels of land, totaling 14.4 hectares and formerly owned by Glaxo Smith Kline close to Dartford town centre.
Ivan developed the Sustainability and Energy Strategies and produced the Sustainability chapter of the Environmental Impact Assessment. The site proposes the use of gas-fired combined heat and power units to the apartment blocks forming approximately 400 units and solar hot water and/or photovoltaics panels to the balance of the units. The combined contribution exceeds 20% of the total site energy from renewable and low carbon technologies.
In addition all residential units will achieve Code for Sustainable Homes, level 4 and all commercial buildings, BREEAM, ‘Excellent’. Ivan developed the strategies for achieving these standards.
